WHAT IS A BUYER'S AGENT?

As a buyer's agent, TEAM ZIEGLER represents only the buyer in a real estate transaction. A Buyer's Agent is the counterpart to a Seller's Agent. Our goal will be to help you find the best real estate property in the least amount of time, with the least amount of stress and for the best price. We are responsible for protecting your interest. Research by the National Association of REALTORS has shown that when a Buyer's Agent is used, the prospective buyer found a home one week faster and examined three more real estate properties than those consumers who did not use a Buyer's Agent.

WHAT ARE TYPICAL FEES IN WORKING WITH A BUYER'S AGENT?

Usually the seller pays the commission which is split between the Buyer's Agent and the Sellers Agent.

AS A BUYER'S AGENT, WHAT WILL TEAM ZIEGLER DO FOR YOU?
  1. Evaluate your specific needs and wants.... We have you fill out a Buyer Profile Form. We then use the criteria to locate appropriate areas and real estate for you to view.
  2. Assist in determining the amount of money you can afford and show you real estate in the appropriate price range. Provide recommendations and assistance in securing appropriate financing for the selected property.
  3. Sign you up for "in the know", a service we have to e-mail you new real estate listings that come on the market that fit your criteria. This information is updated daily. Contact us for this service.
  4. One-Stop shopping with choices saves you time and money such as Mortgage Services, Insurance Services, Home Maintenance Services, and Movers.
  5. Assist in viewing real estate properties ... either accompany you on the showings or preview the properties on your behalf to ensure your specifications are met.
  6. Research selected real estate properties to identify any problems or issues to help you be informed prior to making an appropriate offer on the property.
  7. Advise on structuring an appropriate offer to purchase the selected real estate property.
  8. Properly format and present your offer
  9. Negotiate from contract to closing which includes the important home inspection
  10. Assist in making the home buying transaction a smooth and efficient process through our experience and "OVER THE TOP CUSTOMER SERVICE"!

CLOSING COSTS TO EXPECT

  1. Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.

  3. Government fees include deed recording and state & local mortgage taxes.
  4. Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
